  • Direct link between BK01 to energy service-cost charging to tenants simplifies workflows and reduces error sources in the housing industry
  • Mannheim energy utility MVV Energie uses BK 01 Immoconnect for payment transactions with housing and commercial property customers

Wiesbaden/Mannheim, 25 May 2010: GBG - Mannheimer Wohnungsbaugesellschaft mbH is streamlining the settlement of service costs for its approx. 21,000 residential units in a cooperative solution. At the same time it will be improving the quality of the processes. BK01 immoconnect is a comprehensive solution from the Wiesbaden Aareal Bank AG. It contains the standard BK01 settlement software and the immoconnect module that extends the BK01 functionality to energy service costs.

This software solution provides direct options for optimising processes and hence high value-added in the cooperation between corporations in the housing and commercial property sectors and energy sector providers.

GBG - Mannheimer Wohnungsbaugesellschaft mbH has been the first customer of MVV Energie, the Mannheim energy provider, to profit from this new added-value. Since 1 March 2010, all payments for the service costs for power, gas, water, rubbish removal and street cleaning chargeable to tenants by German law are being booked according to the nature of the service concerned and in automated mode both at MVV Energie and the GBG-Mannheimer Wohnungsbausgesellschaft mbH. This is leading to much process cost saving at both corporations. The new process waives nearly all the cost-intensive reconciliation that was necessary prior.

Important processes standardised

The successful project to roll out the software featured a short project duration. The result has been that all key processes have been standardised in the cooperation between GBG-Mannheimer Wohnungsbausgesellschaft mbH and the MVV Energie AG.

GBG director Wolfgang Bielmeier explains: "Energy invoicing too can now be done at the accustomed high BK01 standard, using the BK01 immoconnect component in the SAP system. This makes things easier for GBG and its tenants inasmuch as the new software standardises internal and external settlement. That creates more transparency."

"MVV Energie has been developing its product portfolio beyond merely supplying power and gas for some years now" emphasises Dr Georg Müller, chairman of the board of MVV Energie AG. "We have worked up new products to be able to cater even better to the wishes of customers from the housing and commercial property sectors. That includes solutions which simplify internal processes for our customers and so make for more efficiency."

Thomas Ortmanns, member of the Management Board at Aareal Bank and signing off on the housing industry division, explains: "Aareal Bank reconciles the needs of the energy sector and of the housing and commercial property sector. This payments system, specially tailored to the business processes between the two sectors, offers high value-added both for housing and commercial property customers and for MVV Energie as provider".

Cross-sector interface

BK01 immoconnect functions as a cross-sector interface between the energy company and the housing or commercial property company. The data are delivered by the energy corporation such that regular accounts payable for services such as e.g. power, gas, water or district heating can be allocated and booked automatically and by the nature of the service concerned in the accounting system of the housing industry and commercial property firm.
BK01 immoconnect is a stand-alone sub-application of "BK01 with SAP for Utilities", a highly-efficient procedure for processing mass payment transactions. Aareal Bank developed this procedure jointly with SAP for the energy sector. Another strength of the Aareal Bank product: BK01 immoconnect can be extended by adding modules as desired. For example an energy sector customer can use the advantages of the automated payment systems of BK01 in direct payment transactions processing with household customers.

Residential accommodation in Mannheim for over 80 years

GBG's business has been marked by the changing politics and business environment ever since it was founded on 2 June 1926. Change has always gone hand in hand with experience, continuity and new technologies, starting with the acute housing shortage of the Weimar Republic, through the destruction of World War II to the reduction of the promotion of government-assisted apartment construction at the end of the 1970s. Today, GBG has about 250 staff and has three or four new trainees each year in the German two-track day-release vocational education system. The corporation lets and manages about 21,500 residential units, thereby contributing very considerably to the economic, social and financial development of the city.
